Methodology
Each city's gross annual yield is the median monthly rent times twelve, divided by the median sale price, expressed as a percentage. The payback horizon is the inverse: how many years of rent equal the purchase price. It is computed across 6,331 active sale listings and 1,046 active rental listings as of September 14, 2026. Sale and rent come from different listings in the same market, so this is a reference yield on asking prices, not the return of a specific property. A city needs at least three valid listings on each side to appear.
This is a dollar market: prices and rents are published in USD. These figures are recomputed daily against the live inventory.
